i have 1 room w/private bath for rent in my townhouse in irvine, right next to ivc.it’s a quiet area with plenty of street parking, so if you have a car, you can typically find parking right in front. the room is unfurnished. ideally, i’m looking for someone to stay six months to a year, a non smoker (cigarettes more-so than anything else), and not too noisy.about the townhome:
-2 bd, 2.5 ba (both bedrooms are upstairs - half bath is downstairs)
-washer/dryer
-a/c
-dishwasher
-internet
-outside patio
-good street and visitor parking.
-complex has a pool/spa and a gym (open 24 hours/day)
-friendly neighbors
-super safe and pretty quiet neighborhood
-close proximity to the 405 and the 5 freeways, walking distance to ivc
your bedroom:

-two decent sized closets
-vaulted ceilings
-wood floors
you'll have access to the common areas of the home (i.e. the entirety of the first floor, which contains the living room, kitchen, half bath and outside patio)
about me: i am a female in my early 30's, and i share my room with my 4 year old daughter and 7lb dog (my daughter stays with her dad every other weekend and on wednesdays). i work 8-5 m-f, and play indoor soccer a couple nights/week.
i’d say i'm neither a clean freak nor a slob, but the good news is that i generally keep the mess primarily in my room, and keep the common areas clean and neat. i'd also be happy to put you in touch with my current roommate if you’d like a reference (he's in his early 20's, a student at ivc and to say he doesn't suck at soccer is an understatement...so, naturally, he plays on my teams during the week). i do have a boyfriend who is super polite and respectful, who comes over during the week fairly often.
personality-wise, i’m pretty laid back and easy going, may or may not be a tad sarcastic, and know what’s needed to be a decent roommate (ie, i won’t eat or food and i will clean regularly!). i mean, i definitely won't guarantee that i won't absentmindedly forget about my laundry and leave it in the dryer on occasion lol, but i'm fairly confident that's about as bad as it will get.
